Hi, i am Singaporean and my wife is PR. I am a single owner of 3 room HDB flat. My wife is only occupier. Bought the house on 2014 so MOP is completed. Now i want to buy a private property under my wife name. Since she is PR, how much is the stamp duty and ABSD? Any other cost involved? Please advise, thanks!

Hi,

Since she is not the owner of the HDB, she can purchase private property on her sole name no issue. For PR first property purchase, the BSD and legal fees total is approx 3% and ABSD is 5%.

Indicative breakdown as follows:

Cash 5%
CPF OA 20%
Buyer stamp duties (BSD) and legal fees approx 3%
ABSD 5%
Max Loan LTV 75%

1. Yes she can buy a private property under her name
2. Is she intend to take loan for the purchase?
If yes, Before shortlisting project/unit, I will suggest to check in principal approval of her loan from banker.

Hi

As your wife is only an occupier, this will be treated as her first property. Therefore for stamp duty portion the following applies:
Frist $180k: 1%
Next 180k: 2%
Up to next 640K: 3%
The rest: 4%
ABSD for SPR: 5%
In addition, the financial planning of purchasing is as follows:
5%: Cash
25%: CPF or Cash
75%: Loan

Yes, your Wife can purchase a private property under her sole name.

Buyer Stamp Duty (BSD) is approx 3-4%, while Additional Buyer Stamp Duty (ABSD) for SPR is 5%.

Other costs involved would include the downpayment of the property (minimum 25%), and legal conveyancing fees.

Hi,

1) When an HDB met the MOP, the owner (only for SC) and essential occupier (can be SC or SPR) is allowed to invest in private residential property according to the existing HDB policy.
2) Since she is an SPR, she will be subject to a 5% ABSD on the 1st residential property, and a ~3% buyer stamp duty (for property price at and below $1M) or ~4% buyer stamp duty for property priced above $1M.
3) Other costs will be legal fees around $2.5k (+GST if applicable) for resale, $3k (+GST if applicable) for building under construction.
4) If need to get a loan from the bank, then a mortgage stamp duty of $500 will be incurred too.
