Hi Kelvin,

I always advise my clients not to sell their houses to market forces unless there is no alternative. Question is why are you only selling next month and not now or 3 months later. With the regular statistics release by the authorities, buyers' sentiments can be swayed easily, therefore I always think that it is more important if you have worked out financially on what your post sales plan is and work out a probable price range instead of solely relying on what has been transacted, and make adjustments which are necessary along the way.
