Hi,

I am planning to sell our current private property and downgrade to a HDB flat.
At this current point of time, we may be able to pay off 100% of a 3room HDB flat with some money left over and intend to purchase a private property at the same time. Is this possible or do we have to wait for 5 years before purchasing the 2nd property?

You cannot buy a HDB resale flat concurrently with another pte property as you need to fulfill 5 year MOP first. Call me @ 94386522  or email dfsr2010@gmail.com to get more details.

Hi, once you have purchase a resale HDB unit, you will have to physically stay in it for the next 5 years before you are allowed to purchase for the next private property.

Dear Sir/Mdm,

Once you purchase a HDB flat, you will be subjected to a 5 years Minimum Occupation Period (MOP) which you as the flat owner will not be allowed to purchase a residential property within the next 5 years. However, you can make use of your child's name to purchase a private property for investment or consider commercial or industrial properties which you will still be eligible for.

Based on my understanding of your enquries above, your plan is to sell 1, buy 2. This is a very good investment and capital apprication strategy that I will advice most of my client.

I understand what you are planning to do. But unfortunately, it does not work this way.

You will be bonded by the 5-year MOP rule once you purchase a HDB flat, regardless whether you fully paid for it or not.
