Do you guys as locals or as PR ,have a target age or amount of savings that you plan to hit before deciding to buy a home ? or is it just so unreachable that you guys would rather rent for life? would love to hear your thoughts as i’m considering whether to get a house or just rent forever. SG PR, 37F, single myself thus far.

For a **Singapore PR who is 37 and single**, the calculus differs fundamentally from Singapore Citizens because public housing policy introduces a critical constraint: **a single PR cannot buy any HDB flat alone** (neither BTO nor resale), as HDB single schemes are reserved exclusively for Singapore Citizens.

Your realistic paths are **purchasing private residential property** or **renting long-term**.

---

### The Reality: Why Buying Feels Out of Reach

For a single PR buying private property today:

* **Entry-Level 1-Bedder / Studio:** S$850,000 to S$1,100,000 (OCR/RCR).
* **Upfront Downpayment (25%):** S$212,500 – S$275,000 (min. 5% in cash, balance in CPF OA/cash).
* **Buyer’s Stamp Duty (BSD):** ~S$20,100 – S$28,600.
* **Additional Buyer's Stamp Duty (ABSD):** **5% for PR on 1st residential property** (~S$42,500 – S$55,000).
* **Total Upfront Liquid Capital Required:** **~S$280,000 to S$360,000** before legal and renovation costs.
* **Monthly Mortgage (75% loan @ ~3.0% over 28 years):** ~S$2,800 – S$3,600/month, plus maintenance fees (MCST ~S$250–S$350/mo).

Because of the 5% ABSD and high private quantum, many single PRs conclude that buying is out of reach unless they pool resources or wait for citizenship.

### Buy vs. Rent Long-Term: The Core Trade-Offs

| Factor | Buying a 1-Bedder Condo (~S$950k) | Renting for Life / Long-Term (~S$2,600/mo) |
| --- | --- | --- |
| **Upfront Cash/CPF** | High: ~S$300,000+ (includes 5% ABSD & BSD) | Very Low: 1–2 months security deposit (~S$5,200) |
| **Stability** | Absolute tenure; no landlord evictions or rent spikes | Subject to lease renewals, moving stress, and market inflation |
| **Capital Allocation** | Wealth forced into a single illiquid Singapore property | Surplus capital can compound in liquid global equities / ETFs |
| **Opportunity Cost** | Interest + MCST + property tax = non-recoverable sink | 100% of rent is non-recoverable expense |
| **Flexibility** | High friction to sell (SSD within 3 years, agent fees) | Complete geographic and lifestyle flexibility |

---

### Two Practical Strategies for Your Profile

1. **The Citizenship Route (Unlocks HDB):**
If you intend to make Singapore your permanent home, obtaining Singapore Citizenship allows you as a 37-year-old single to immediately qualify under the **Single Singapore Citizen Scheme**. This opens up resale 2-room to 5-room HDB flats without ABSD, cutting your required entry capital from S$300k+ down to S$60k–S$100k.
2. **The "Rent & Invest the Difference" Strategy:**
Renting forever is not financial failure *if* you discipline yourself to invest what would have gone into a private condo downpayment and monthly interest. S$250,000 invested in broad-market index funds (e.g., S&P 500 / global index) compounding at an annualized 7% doubles roughly every 10 years, providing retirement security without property debt.

Most buyers have to start somewhere, and one common strategy for most locals is 'buy to wait' rather than 'wait to buy'.

In many cases and in the current environment, you can find and finance a property much cheaper renting the same place.

Even if you can't afford the actual home you want to stay in, I have many clients who buy a home for rental income while building their wealth.

For example, i have a client who is 33 and just bought a property where the mortgage is $3k+ a month but the rental income is $8.4k a month.

At the cheaper range, I have also brought clients to buy homes where the mortgage is $1-3k a month but the rental income is $3-5k a month.

They use the rental income to pay off the mortgage and take the extra money to rent somewhere else that they want to stay. The tenant pay off their mortgage and more, while they enjoying capital appreciation on the home over the long run too. After a certain number of years, they would have effectively secured the home for free.

That being said, there are many different strategies and different people have different priorities.

I believe the most important thing to consider is whether you have the necessary funds to enter the market and in the event there is a downturn of events, do you have the funds to last even for 6 months with this property.

Conditions of property may matter but as long as it is not leaking, no water seepages and all else are functioning and clean, you need not spend to renovate the place and can move in fast.

In some circumstances, if you are looking to purchase a 2 bedroom unit, chances are you can still rent out 1 of the bedroom to assist with the financing of the home. If you have heard of this social media influencer purchasing a private property at age 24 and currently renting out the master bedroom, you know what I mean.

It isn't about working out the numbers to the extent that you are comfortable before you enter the market sometimes. Sometimes you will just need to get uncomfortable making that decision.

Ultimately, purchasing a property can be viewed as another form of savings since you will still very likely to get back this amount of money plus profit when you sell away.

I have been in the real estate business since 2009, with more than 15 years of experience serving the Singapore real estate market. Check out the EdgeProp featured article on myself recently at https://www.edgeprop.sg/property-news/geryl-lim-leading-landed-real-estate-heart-hustle-and-harmony

I am very active in the residential segment of Singapore real estate market, having transacted hundreds of deals from HDBs to private condominiums and landed properties in Singapore, and have handled many unique cases in sales and purchases as well as rental deals.

Over the years, I have also established a network reaching out to more than 15,900 expatriates, bringing my market presence to both in and outside of Singapore. This has created an additional exposure when I manage my client's portfolios, on top of the conventional on and offline platforms, where other estate agents are relying on. This has allowed me to consistently convert leads into results.

With an evolving market, where change is the only constant, I have also been investing in upgrading of my knowledge and skills sets to improve myself and meet the demands of current and future market.
