Hi,

I am planning to get a 1BR condo and am thinking to partition the living room as a common room to rent out. Just wondering if this is legal and what permission/approval do I need to get? Should I get such approval first before our after the purchase?

Hi, you can check with the management of the condo to see if it is in breach of any of the apartment rules, also do note that doing so will more often than not affect the resale value of the unit in future.

It is not illegal to partition your living room but there are guidelines that you need to follow. You can check with URA Read More

Condo Management Rules: Check with your condominium’s management or the Management Corporation Strata Title (MCST) regarding any rules or restrictions on altering the unit or renting out parts of it. Some condominiums have specific guidelines about modifications and sub-letting.

Hi,

If you’re considering partitioning your living room to create an additional room, it is an addition/alteration plan and so you have to consult with the condo’s Managing Agent or MCST, on whether this is feasible.

If they allow and it does not exceed URA guidelines on maximum persons to stay in the property, the plan may be able to work.
