Hi, I am looking to buy a resale private property for own stay and noted that many of them are tenanted. There are some that have about 3-4mths left on the contract and I am wondering if I should buy the property with the tenancy or to buy the property after the tenancy is over (and let the previous owner deal with the tenant)?

Hi Sir

Estimated completion of private property transaction is about 4 months. So it is ok to purchase a property with tenancy which have about 3-4 months tenancy left

Are you in a rush to move into the property for the purchase? If not, you may wish to time the completion of the purchase to be after the tenancy expiry so you need not be involved in the handing and taking over process.

This is a very common situation faced by Buyers. If you're concerned about handling the Tenant, you can discuss with the Seller to time the Completion of the purchase to be after the Tenancy ends.

Having said that, my advise is not to just base your decision of your purchase on the Tenancy. There are so many other factors you should be looking at, and current Tenancy should not be the priority factor you should look out for.

Good morning,

Since your intention for the purchase is for own stay, it would be good for the seller to settle the TA issues with their tenant while your job is to take over the unit and work on the renovation. Alternatively, you can look at units that are occupied by sellers themselves.

Good afternoon buyer,

private legal completion is around 3 to 4 months thus it will be perfectly okay to purchase with tenancy.

If you like certain units with with longer tenancy, perhaps you can bring your concern up to the seller with a reasonable offer and let seller deals with the tenant rather than you buy it over but still cant move in yet.
