Hi Kelvin,

Looking for property to invest needs a lot of info before proceeding as you have to consider the return yield.

The amount you need to prepare is 25% of down payment to start with.

This is due to the recent cooling measure implemented by gov. The maximum Loan-To-Value (LTV) is 75%, meaning your maximum loan you could receive is 75%.

5% must be in cash.
20% can be cash and/or CPF

Also note that if you have current housing loan, your maximum loan is 45% only, and CPF usage will need to deduct off Basic Retirement Sum (BRS), which is $85,500 for 2018. Next year, by 1st Jan 2019, BRS is $88,000.
