HI, I am keen in buy property in Singapore. I have few questions, please advice.
1. For 99 yrs property, at the end of 99 yrs, what will happen? property return to government or developer? If yes, Do I get any cash back or I get NOTHING at all?
2. I heard for 99 yrs property, so far there no case of property in Singapore which is own by the owner until 99 years, because around 40 - 50 years Developer will buy back and rebuild (ie. enblock). Is this True?
3. If no 2 questions is TRUE, so it does not matter whether is 99 yrs or freehold, because the property will not last until 99 years due to Developer will enblock when it is around 50 years? am I right to say that?

Hi Ms. Angeline,

Theoretically speaking, for 99year lease, yes at the end of 99years, the land is returned back to the governing authorities.

For point 2, this is just my humble opinion, I might not be entirely correct. Point no 2 is likely to be true, most projects will go for enbloc as the tenure gets shorter and developer in some cases, will apply to SLA / URA to request for a top up of lease to 99years. Enbloc is not guaranteed though, basically its residents (seller) bulk selling of units to developer (buyer) who have to pay residents to buy over the land and pay authorities a premium to request top up for lease. It must be commercially profitable for them if not they will not do so, thus it is not guaranteed.

For point 3, again it is just my opinion, freehold land is likely to be valued more by developers, as value of freehold land holds up better since the tenure is perpetual, and there is no need to top up lease. Freehold projects are more likely to go for successful enbloc and sellers are more likely to profit, and there are some cases, for example the West Coast cluster of freehold condos.
