I'm sorry that you're facing this situation now. The rules stated that upon completion, the Buyers will be the rightful owner of the property.

HDB will not interfere with private agreement, and the only way is to sought the understanding of your buyers for them to allow you to stay for up to 3 months.

What I always do for my Sellers (if they need extension of stay) is to help them draft a letter stating that the Buyers agree to grant extension of stay for xx of months upon completion. This is in a way protecting the interest of my clients.

This is a pretty nasty situation to be frank. I am unsure why your salesperson did not insist on having the agreement to extension done in black and white, as well as applied on this extension during resale application booking.

It will be good to arrange to meet with the buyer in person and work out a solution which is win-win situation. As much evidence as you have on instant messages, because there is no record in the formal documentations, it will be subjective to the authority whether does it work in your favour.
