Hi, I am an SC and my husband is a foreigner. We are in the midst of waiting for the outcome for his PR application. I have some qns regarding the purchase of a resale flat as follows:

1. In the event that my husband's PR application is approved, do we have to wait for 3 years in order to purchase a resale flat? I am a pure SC.

2. May I know how much grant in total will we be entitled to if we decide to purchase a resale unit in Punggol (same estate as my parents)?

3. What is the amount of downpayment that we have to fork out in cash/CPF?

4. In the event that we are considering a sale-of-balance flat in Punggol, do we have to wait for the SOB launch together with the BTO flats or can we do a walk-in selection from the HDB office? I vaguely rmb walk-in selection was possible many years ago..

Hi,

Below are my responses :
1) No need to wait since there is an SC in the application.
2) If 1st timer, 15k grant.
3) It depends on whether you take hdb or bank loan.
4) Yes SOB you have to wait for the exercise to open. Chances are slim because the application rate is always oversubscribed due to less waiting time required for flat to TOP.

1. You don't have to wait till he obtains SPR or fulfill SPR status for 3 years to be eligible to purchase a resale HDB. In fact, you can purchase one with him under non citizen spouse scheme.

2. If both of you are first timer, you will be eligible for family grant up to $20k (SC/ SPR household) if your combined income is up to income ceiling of $12k. You can apply for Additional housing grant if combined income is less than $5k.

You will be eligible for proximity housing grant if your parents are living with you or within 2km or same town as your resale HDB.

3. Amount of downpayment will depends which type of loan you are taking.
- HDB loan. 10% can be fully paid by CPF OA
- bank loan. 5% cash and 15% CPF/ cash.

4. For SBF selection, you will have to wait for the launch to choose your ideal unit.

    Hi, thanks for the reply. Can I check, if we decide to purchase a resale flat at my parent's estate before he gets his PR status, are we still entitled to the $20k proximity grant? Both of us are first-timers and combined income is around $6.5k. Thanks!
Afternoon,

If you are buying resale HDB unit, near parents, with SPR spouse, with combined income of less than $12k, you will be entitled to $20k plus $20k. Both of you do not need to wait for 3 years as you are SC. As for how much downpayment is required, that would depend on whether you are taking HDB loan or bank loan. With HDB loan, downpayment will be 10% while bank loan would require minimum 20% downpayment, depending on your income, credit status and age of the unit that you are buying. As for SBF, you will need to wait for new release before you are eligible for the application.

1) You are a SC, so there's no need for the waiting period
2) If both of you are first timer, $15 if he still haven't got his PR, $20k for (SC/SPR household) provided both your income don't hit $12k .
