I am a singaporean below 35years and newly married to a foreigner on long term visit pass visa.
I had purchased a new direct hdb flat with HDB grants rebates 10years ago with my ex spouse and it was sold during our divorce more than 2 years ago.
Question is if i were to buy a resale HDB in the open market maybe at 470k, may i know what are the additional costs involved supposing i get approved 2nd HLE at 400k?
Is there an additional premium resale levy, stamp duty fees or any other fees and how much? Also i read from website that i will need to use cash proceeds from previous HDB sales proceeds for 2nd HLE..but what if all my cash proceeds are gone since that was almost 3 years ago and used to pay off other liabilities. Do i still have to pay cash from other sources? I am concerned on the misc fees and cash money since my spouse is unemployed and i am buying on my own cpf and money.
Would appreciate any advice please. Thank you

Morning,

As per what you have read, since this will be your second HLE application, you are required to fork out 50% cash of the cash proceed on the sales of your previous unit, based on the split stated within the court order. This component can only be paid in cash. HDB will lend you the loan after you have utilize the CPF OA and the cash proceed to offset the purchase price.
Since you are getting resale unit, you do not need to pay for levy. However, stamp duty and legal fees are few of the essential payments required.
