Hi, I am a 33 years old foreigner in SG who is holding EP pass. My boyfriend is also foreigner and in China. Recently we decided to buy a condo in SG with our name on the property ownership certificate together. I just want to know if the SG laws allows two person without marriage owns a property together, and is it OK if only me to apply for the loan. Many thanks for your kindly help!

For private property, there is no restriction for the ownership. Therefore, both of you can without any marriage. Do take note that both of you are liable to ABSD as foreigner.

Yes, it is ok for just one party to apply for the loan.

Hi, yes it is possible that you are the one taking the loan and both of you are purchaser. Do take note that the stamp duty payable will be at 18%.

Dear Mdm,

You may own the private property without marriage and decide the shares that each party hold in the property. You can also use your sole income to obtain the housing loan.

However, as both of you are foreigners, you will be liable to pay for the 15% Additional Buyer Stamp Duty (ABSD) when you purchase a residential property on top of the normal stamp duty. Therefore you will need to factor this into your calculation!

yes possible to buy under 2 person without marriage. or unrelated.

As long your pay is able to take up the full loan, its no issue for you to solely take up the loan.

Just take note of the amount.
ABSD+BSD: 18% plus additional if property more than 1million.
5% cash downpayment.
Bank loan maximum 80% subject to your salary tdsr calculation (60%).

Hi Ms,

There is no law that states that the purchasers must be married, hence you are allowed to purchase the property together with your boyfriend.

As for loan, it is ok to have 1 Borrower, provided your age and income can support the loan.

You also have the option of either buying under "Joint-Tenancy", or "Tenancy-in-Common". It's good to weigh these options before proceeding with your purchase.
