Hi, I am 45 year old & my husband is 55 yrs old. Our both monthly earning is around $6K each. We have $100K cash & around $250k cpf. How much can we loan to invest for our 2nd apartment? We are currently staying in a 5 Rm HDB and no intentions to sell. Thanks.

Good afternoon Christine,

May I know if the current hdb is still with outstanding home loan? If yes, the max loan for the 2nd property is 45% of valuation. The actual loan attainable will depend on the applicants age and income and credit profile.

Do note for SC 2nd residential property, ABSD of 12% applies and you have to set aside basic retirement sum before you can use the excess CPF OA for the 2nd property.

Understand the current hdb may hold sentimental value for your family, but you may also want to reconsider if the hdb is a good store of value for the retirement years.

If you have fully paid your HDB flat, you may be able to borrow 75% loan to value (LTV). However, if you have an outstanding loan, your LTV is 45%.

Dear Sir/Mdm,

Your loan amount will depend on whether have you paid up your current HDB flat. If you had fully pay up, then you will be able to loan the max 75% for your 2nd property, if not it will be a 45% loan to valuation.

Based on both your income and your age, you should be able to take up a loan of about 1 mil. You will need to take note there are some restrictions when it comes to using your CPF funds for the 2nd property and you will be liable for the Additional Buyer Stamp Duty of 12%.

Hi Christine,

Based on both your age and income, you can borrow up to around $1m. However, this does not necessary mean that you can borrow all $1m.

Your maximum loan will depend on whether your current 5RM HDB flat is still under mortgage.

If your flat is still under loan, your maximum Loan-to-Value (LTV) would be 45% of your next property purchase price.

If your flat is fully paid, you will be able to loan up to maximum of 75%.

Do take note that Additional Buyer Stamp Duty (ABSD) for Singapore Citizens purchasing a second property is currently at 12%.

There will also be limitations of CPF usage for your second property if you had previously used your CPF monies to finance your HDB flat.
