Hi, I am 34 and my Wife is 33. We have a fully paid up HDB. We are looking to buy a private property for investment. Where are the best locations for rental yields? What kind of apartment should we be looking for? Freehold or 99 years?What is the rental trend now?

Hi,

Condos near MRT and amenities are naturally easier to rent out, and they are usually 99year condos. Rental yields are falling, in line with prevailing poor economic sentiment and reduced housing allowance for expats. Perhaps you can share more info so I can make better recommendations? Afternoon Gary,

Getting a unit that's near to MRT and institution or facilities will be ideal for rental purpose. However, either of you must be Singaporean else you will be required to sell away your current HDB unit. Depending on your budget, it would definitely be more ideal to purchase a freehold property.

You could consider units sold with tenancy for immediate rental yield; typically smaller units would command higher rental yield.

Rental yield is still EC more than 10 years old. Inital investment vs Rental.

Freehold always a better choice, but location and supply matter for rental yield.

For young couples like you usually opt for studio at 650K range or 3 bedder at 810K for rental return.

Good afternoon Gary,

if you are looking at investment that gives you the best rental yield, you might have to look at 99 leasehold property which usually are cheaper than freehold properties. Lower investment outlay, higher rental yield.

Those 99 LH that are within close proximity to amenities, public transport will be the most ideal for your consideration.

Supply of ready units in 2016 is at its peak, perhaps you can consider to look at units with potential capital appreciation (new launch) cause rental market might not or wont be fare that well this year.

Usually payment for new launch is on a progressive schedule so there wont be much financial burden during the construction period. Supply of units TOP will start to decline over the next years, in return, the rental market will be better.

Perhaps you can share more with me so I will be in a better position to advise you resale units or new launch will suit you better.

Firstly, Congratulations to you and your Wife for having fully paid for your HDB before both of you turn 35! It is indeed a great achievement!

Secondly, now that you are considering purchasing a private property for investment, that's a smart move for both of you!

In today's Buyer's market, you should know that you have plenty of choices. We often hear people saying property is all about location, location, location.

Location is indeed important, but to me, the Entry price takes precedence over Location. Only when you get in at the Right Price, then your property will have the potential to outperform other properties in the long run.

Rental yield is trending lower, amidst the supply that is coming out in the near future, and is expected to remain soft. This is a good period where I can show you which areas to invest in, those areas where yield still holds well while many others have problems finding tenants.

I do know an interesting property that is coming out end of this month which you can consider for your investment. In terms of rental yield, it will likely yield you around 10% per annum for at least the next 3 years.

Yes! It's 10% rental yield per annum!

It is a good time to start looking for an investment property as it is currently a buyer's market. In the resale market, there is a lot of motivated sellers who are looking to offload their units. Developers are dangling discounts and deferred payment schemes to attract potential buyers like you.

Rental yields are depressed now but if you buy a unit in a growth area, then rental yield will definitely increased in the long run together with capital appreciation.
