Congrats on getting your citizenship. My opinion is that if you are able to secure a loan and have enough cash savings then you should go for a condo. The purchase condo can be for your own stay (so that you no longer have to pay rent) or it can be for investment ie to generate passive income from rental.

In terms of upside potential and ROI, a condo is definitely a better option as compared to a HDB. However, having said that, there are a lot of condo options in the market right now and you should do your homework to make sure that you are buying the right product.

1) Purely from investment perspective, have you been monitoring the price trend now and before?

4) Are we back at the price level in comparison to when government first introduced the cooling measures?

Pure simple understanding, the government had to intervene with the heated up market back then, as price was considered high. If prices now are not back to when the prices were or even near to that price range, would you think prices will continue to slide or surge?

In contrary, the whole consideration perspective will change, if you are planning to stay in the apartment, because you are not only looking at the monthly monetary commitments, intangible values will tag along, with likes of being close to amenities/office/parents and etc which cannot be measured in dollars and cents. In addition, you are able to retrieve at least a good percentage of what you have paid for this property should you decide to sell in the future, where if you factored in the tangible and non-tangible values, you will still be gaining from the situation.

May I know if you're buying for own stay or is this for investment purpose?

Do take note that if you were to wait till you're 35 to purchase a HDB under the Single Scheme, you will have to wait till you are 40 years old to be able to sell the flat. That is 7 years from now, which will be in the Year 2024.
