Hi Gurus,
We made an offer for a Condo end of Nov, we were sent a screenshot copy of the option to purchase, which had the moving date as Mar 18 (over 3 months), as both the seller & his agents knew that we needed the house earlier, by mid Feb 18 to which they agreed to at every viewing. We challenged the date and were told by our agent that this date will be rectified as it is an agreement between the buyer & seller. 2 weeks later, we went to sign in the paperwork at the legal firm and the date was not changed and normally it takes about 8-10 weeks for the house to settle and to which the seller/agents did not agree to and the moving date will remain as March 18.
We have been tricked and fooled by these agents, for them to seal the deal. And now we are requesting to view the house again as the last viewing we did was only in Nov, so how do we know that the house condition will be as is after 3months?

Hi,

I am sorry that you're being ill-advised.

If you needed to collect keys to the new apartment early, it should be spelled out in the OTP in black and white. This is the only way you can protect your interest in the deal. The conveyancing lawyers will act accordingly to the terms and conditions stipulated in the OTP. They will unlikely deter from these terms, as it would mean the risk of not doing their "job" properly.

Hi, you have the right to inspect the house again. Else, you could contact your law firm to delay the completion till you have inspected the unit.

I supposed you have exercised the Option To Purchase at the law firm, despite the fact that the date of completion indicated in the Option To Purchase is different from your offer made. In private residential transaction, unless earlier specified in the Offer To Purchase where an inspection is to be done prior to completion, any such activity is on the goodwill of the vendor, unlike HDB resale transaction where it is stated in the procedure where an inspection is to be done prior completion. If you have concerns on the conditions of the house at completion, you may wish to work with your lawyer to address this concern.

Hi Sir, Sorry to hear about your situation.
In such a case, you should request your lawyer to write in to seller lawyer to request for early completion upon assigned of lawyer by bank.. Black & white is required in such a situation.
