Hi Gurus,

My Spouse and I are planning to purchase our first HDB Flat from the Open Market. My Spouse is an Employment Pass (S Pass) Holder for the past 4 years with no CPF Contributions. Myself, a SC with about S$40k in CPF Account currently. The flat we are looking at is approximately S$550,000 and is within near proximity from my parents place.

Are there any additional grants or am I eligible to purchase the particular unit with that price? Thank you for your help.

Hi,

Congrats on making your first steps to getting your own home!

Depending on your household income, you may be able to qualify for CPF Housing Grant, or Additional Housing Grant. You will also qualify for Proximity Housing Grant if you choose to buy a flat near to your parents.

It is also advisable if you could do a HLE or a bank loan assessment on your loan eligibility. This will determine how much you can loan, which will in turn give you a good idea of the flats are suitable for you.

Congratulation to your very first home!!!

You are eligible to purchase under "Non-Citizen Spouse" scheme.
You shall be the sole owner and your spouse will be occupier. Her salary might take into consideration during the purchase, but the main consideration is still your monthly pay.

You should perform the following to determine your budget and consider how much and what type of flat:
(1) Apply a HLE (HDB Loan Eligibility) to determine your possible loan; https://services2.hdb.gov.sg/webapp/BP27AWHLEApplication/BP27SHome
The application is FOC and can last for 6 months.

You may engage a salesperson to assist you on the following (1% of purchase price) or do it yourselves:
(2) Check on HDB websites on the past transactions for the blocks and type you are looking for to understand the market trend.
(3) Check on various property websites to understand how much sellers are asking for.

Once determine the budget and types:
(A) Submit "Intent to Buy" via HDB website (https://services2.hdb.gov.sg/webapp/BB31AWDashboardWeb/BB31PLogin.jsp)
(B) Look for the type that match your budget
(C) Make viewing appt
(D) Check on layout & defects during viewing
(E) Negotiate price
(F) Offer option fee to exchange for OTP
(G) Submit valuation request
(H) Submit resale application
(I) Endorse document
(J) Pay all fees involved
(K) Apply for SP services to activate on completion date
(L) Attend completion appointment
(M) Collect keys and go back to your new home!!!

Grants:
The following are the grants you might be eligible:
(i) Singles Grant ($20k~$25K)
(ii) Additional CPF Housing Grant ($2.5K~ $20k)
(iii) Proximity grant ($10k to live near parent, $15k to live together w/parent)

Do note that these grants can form the 10% down payment for your purchase.
