Hi Gurus,

Me and my fiancee are a first time buyer looking for a resale flat in Jurong West in the town of both our parents place.

A question, for the initial deposit of 20% where 5% cash and 15% cpf/cash. Can we use the housing grant benefit to pay for both the 5% and 15% deposit?.

Any help is greatly appreciated!

Morning Jeremy,

If you are taking HDB housing grant, it means that you are eligible for HDB loan. With HDB loan, you are only required to pay 10% deposit, which can be fully paid by CPF.

If you are taking bank loan, you are not eligible for the grant. And as per you have stated: 5% is cash and remaining 15% in CPF / Cash / CPF + Cash.

I assume you are taking a bank loan.

Assuming you qualify for 80% loan, the first 5% must be in cash. The remaining 15% can be in cash/CPF/housing grant.

First of all, congrats to you and your fiancee for the planning for your first matrimonial home.

From the figures that you have posted, you should be talking about a bank loan. IF you are taking a bank loan then the CPF housing grant will not be applicable to you. If both of you are Singaporeans, then maybe you can consider HDB loan to enjoy the CPF housing grant. It will definitely ease off the initial financial burden.
