Good evening,

Bank indicative is based on unit sizing, location and project type, in reference with the past transacted pricing. Hence when the seller is asking for something much higher, the difference will be the cash difference which the buyer need to undertake.

Formal valuation is based on unit condition, renovation, facing and transactions in project followed by surrounding projects.

I presume you are referring to sale unit. Resale transactions are all about willing sellers and buyers.

We can offer him a reasonable price and see whether he takes it up if not, perhaps we have to move on to other units.

Hi,

Listed price is just listed price, and I'd say in today's market, a majority of the units do not transact at listed price.

If a Buyer really loves the unit so much that he's willing to pay what the Seller asks for, then it's caveat emptor, willing Buyer willing Sekller. In this case, the Buyer may need to fork out cash over valuation for the property if bank valuation does not match.

As for Banks, they have a panel of valuers to assess the indicative valuation for a particular property. This assessment is done by comparing nearby surrounding properties, and derive a "valuation" based on a number of criteria, which includes the tenure/age, floor size, floor level etc.

Hi, in your case, the bank may not give or match what the seller is asking and that would also mean that the seller is not a serious one and so it’s time to proceed to view other units instead.

Hi,

Valuation factors are dependent on the following:
(1) Location
(2) Amenities
(3) Transportation
(4) Size
(5) level
(6) Condition of the unit

Past transactions gives a pretty good indicative on where the valuation $ will be from (1) ~ (3).
(4) ~ (6) will be the major factors lead to price deviation of each unit.
But do note the deviation should be less than 3% of the price if given same level & size.
