How do you determine if it's a good buy? It is very subjective and encompasses various factors. One may feel it's a good buy, while another may feel otherwise.

In terms of appreciation value, generally properties in Singapore appreciates over the long run, albeit different projectories. However, whether the property can appreciate faster than inflation rate, this is something I feel you should look further in depth into.

Also, if you're looking for your own stay, I think you should also consider other factors apart from price appreciation. I would say some of these factors may even outweigh the price appreciation factor for some families.

For resale DBSS, the policy, status and eligibility of purchasing one is exactly like HDB. While private properties always have an enbloc potential at some point, there is no such possibility for DBSS at the moment as the land belongs to HDB and it is not a strata titled development.
