Hi Gurus, is it advisible for me to directly contact the listing agent of condos that meet my criteria? I have been browsing around, but have yet to engage a buyer's agent. I head that agents in Singapore are not allowed to represent both the buyer and seller. Pls advise, thanks

Hi,

What it means is that the agent's duty is to maximize the interest of the client who engaged him, we can't do dual representation. If you are unsure about the process, engaging a buy-side agent will value-add to your time tremendously.

Dear buyer,

It seems that you are unsure of the whole purchase process. There is nothing against you from contacting the listing salesperson directly, just that it will be their priority to look after seller's interest in that listing. In turn, if you are not keen in that unit they are marketing at all, they can also help you scout around for other matching units which may fall into your liking. As such, there is no specific need to appoint a salesperson just to represent you.

Good evening buyer,

Dual representation means a salesperson is prohibited to collect commission from both sellers and buyers in a single transaction.

Frankly speaking, you can either approach the seller's agent directly or engage a salesperson to represent you. It's not mandatory to engage a salesperson to represent you. Usually there's no dual representation for private transactions as usually developers and sellers are paying the commission.

But do take note that seller's agent is usually acting in the best of the sellers (because they are his commission payers). Since usually buyers in private transactions rarely pay commission to their representative, you might want to engage one to act in your best interest, arrange viewings according to your requirements, guide you along the process, handle your paperworks etc.

Hi friend,

It is true that salespersons are not allowed to represent both Buyer and Seller.

The reason being: Salesperson MUST take care of the interests of his client.

It will contradict at some point, if he is allowed to represent both. One cannot represent Opposing parties in any transaction.

You can contact the seller's agent directly. That means You are not represented.

Seller's agent is NOT obligated to 'stand on your side', as he will be on seller's side, at all stage of the transaction.

Hence it is wise that you also have your own Buyer's Agent to represent you. One who will look after your interests at all times.

I can recommend condos, arrange viewings, prepare contracts, etc.

You need not pay me any commission.

I will get my share of commission from the seller's agent.
