Good morning! You are only allowed to purchase a residential property using CPF funds, not commercial property. As you are a SPR, you won't be able to purchase a resale HDB flat alone thus you are only left with private property purchase. To purchase a private property, other than usage of CPF funds, you have to fork out at least 5% cash downpayment.
