Hi Gurus, I need your advise. Im thinking of selling my 4rm hdb flat which i bought directly from hdb 5 yrs back. We still have not decide if we want to buy from hdb as 2nd timer or from the resale market. Of which we might decide maybe about 2-3yrs time. Is it possible? How do you calculate the sales proceeds?

Morning Lily,

To utilize your second timer chance to purchase new BTO, using HDB loan, you will be liable for resale levy of $40k cash and 50% of your cash profit from the sales need to be pump back into your new purchase.

If you choose to purchase resale HDB unit with bank loan, you are only required to prepare 5% cash, as downpayment. The balance 15% can be settled with CPF, if you have enough. Difference will be top-up with cash.

You may opt to sell now and purchase later provided that you have alternative accomodation in between just like myself who has sold off my BTO unit last year and bunking in together with my in laws with plans to purchase a new unit soon. What you need to bear in mind would be the resale levy applicable should you decide to go for BTO or another subsidized unit, unless you go for brand new ECs or DBSS where developers may waive off the resale levy.

You also can consider for new DBSS or EC, cause they not need to pay resale levy for 2nd timer & fully new, not only BTO or resale HDB can consider .
