Morning Tom,

There are a few factors to selling a unit fast and good: location, facing, condition, ammenities available, supply of similar units within your area, your asking pricing against the realistic closing price of similar units, etc.

The problem with most sellers are that they assume more hands will get the job done well. However, nobody want to work for free. Your salesperson is likely to fight with each other for better pricing, hoping to close your unit fast but turn out to be your buyers are waiting for you to review your asking price as time goes by. Would you get two or more cooks to prepare you a bowl of supreme wild mushroom soup?

Sorry to check, how did you derive that there were no serious buyers? Based on no offers made or offers made but not matching your requirements?

I believe your unit is in BLK 458 just like Ander and have realised that there are 6 advertisements within Propertyguru for the unit. Selling point without even looking at your unit will be its location and age. Other than these, I am not sure if the facing of the unit is in your favour as well as its condition.

From a few pictures posted by the various salesperson (last count 4 salesperson marketing), it does not seem that you have done up your place extensively.

The high valuation in general also does not do well for the sale, being that the available pool of buyers who have the budget to purchase your unit are likely also able to purchase a privatised EC, therefore the key to the sales of your unit will lie greatly with the skills of the salesperson.
