Hi gurus. I got a question.

I am selling off my HDB flat. I intend to purchase a private condo. I understand that I will only get the cash proceeds and CPF funds returned some time after the completion of the HDB house (is it 2 weeks?) With my CPF proceeds not returned yet, how can I go about the finances of purchasing a private condo? Will the bank still approve a home loan before the sale of my HDB completes?

Hi,

Yes cash proceeds is issued as a cheque upon completion, and cpf refunded 2 weeks after completion. Its still possible to get a home loan approved before the hdb sale, but it may not be at max amount. A bridging loan maybe required. May I know if you are looking for new or resale condo?

In current slower market it might be better to secure a buyer first before making the purchase. Have you started to market the place? As the timeline and finances coordination need to be planned thoroughly, it be ideal to engage 1 professional agent whom you are comfortable with to ensure a smooth transition and plan the best approach. I be glad to share more on how I have structured that for my previous clients for the upgrade.

Good morning,

Your CPF fund will only be returned to your CPF account within 2 weeks from completion date. However, you will be able to bank in the proceed from the sales immediately after completion. Given that you are selling your HDB unit, I can recommend my banker to you and they will work out the financial aspect for your upcoming purchase. Bridging loan is likely the way around it before you received the fund from your HDB unit.

You can sell your hdb first to buy a condo for easier financing , to lessen the hassle to shift twice during the interim period , you may negotiate with the buyer of your hdb for 3months extension stay for you after the hdb sales completion ( subject to buyer agreeable with your request ) .

The bank will approve your loan as long as you show proof that the sale of your HDB has been confirmed. I have served many clients who are in a similar situation as yourself. Some of the will choose to take up a bridging loan to complete the purchase of their condo while others will wait for the sales proceed and CPF to be back before finalizing the purchase.
