Hi Gurus,
I am looking to buy a HDB but I am currently the legal administrator and sole beneficiary of my late father's flat. The ownership of the flat has not been transferred to me. I have no intention to keep the flat and I intend to sell it. So my question is can I go ahead to buy my own flat before selling my late father's flat?

Hi,

1) If your current financial status is ready to make a purchase. There is no reason to hold back on your purchase plan.
2) The court order might take 3~6 months if everything went smooth, otherwise might take up to 9 months before you can start selling.
3) Legally you are not the owner yet until court order release.
4) Even you are already the rightful owner, you can still make your purchase. As long as you sell your current flat away within 6 months upon key collection of the new purchase.

Sorry to hear about your loss, I hope you are managing well. Yes if your finances are ready and you fulfil hdb eligibility conditions, you can purchase the resale hdb right away.

Since the Letter of Administration is already granted, you can also make plans to sell off the flat at the same time. I can assist to guide you on the process.

Dear Sir/Mdm,

It is possible for you to proceed to buy your own HDB flat. You just have to ensure the Intent to Buy is done and your finances are in order, ie your HLE is ready or your IPA is done.

As for your late father's flat, you can also do the sale concurrently. As the legal administrator, you may proceed to sell the unit in the open market. Do note that you are required to sell of your late father flat within 6 months after the ownership of your late father flat has been transferred to you should you already purchased a flat by then.
