Hi Guru, is it the seller disadvantage that the seller give exclusive right to agents? how will seller know that agent is doing their best and marketing the seller's property? The agent have not shown any prove in how they are going to market the seller property.Once the seller sign on it will be under the agent mercy, is it not?

Afternoon,

I do agree that it may not be right to give the agent the exclusive to market your unit. However, that doesn't mean that should you not provide sole marketing rights to your agent, other agents will work their heart out for you.
In an open listing, you may have alot of agents to market your unit but what does this project to the buyers out there? Is the seller in a huge rush to sell off the unit or is there some issue with the unit?
With sole marketing rights or exclusive, all interested buyers will only find one source of contact and unwanted misunderstanding can be mitigated. This is what most sellers want, isn't it?
