Hi guru, i just got myself a resale flat few mths back.. Am i allowed to rent out my 5rm flat? I ask ard and was informed that i could but i have to locked one of e room.. Only after certain num of years then i can rent out e whole unit.. Can pls explain e procedure n charges n agent fees etc?

Hi San,

Legally, it would be wrong for you to rent out your flat even if you lock one of the rooms. HDB rules only allow you to rent out the rooms in your flat only if you also reside in the flat.

Should you rent out your rooms, you would have to inform HDB of your tenants particulars under the new rules.

Hi San, HDB's new ruling has indicated that owners must meet the Minimum Occupation Period (MOP) in order to be eligible to rent out the whole unit which in this case if you just taken possession of the house than it's 5 years MOP period before it is fit for whole unit rental. It is legally not right to lock a room and rent out the unit. For self occupation HDB allows you to rent out your additional room and proper paper work has to be done and submitted to HDB accordingly.

We charge standard commission as per market practice but most importantly is whether are we in a position to help/assist to bring you some benefits, if not than its FOC. =)
