Hi Nick,

Is yours a 3 or 3+1?
How old is the condo?

I have a D14 Bliss Residences to sell. Brand new TOP only 2008 selling 900-950psf. Bank valuation before selling would set an estimated ask price going forward.

- property name
- if possible unit number
- any renovation
- owner occupied or tenanted

With above, I could then get a banker to estimate a value to be realistic.

The trouble with some buyers not able to obtain enough bank loans today are that:
- most banks tighten their lending policies; buyers' income, credibility, loan exposure risk, repayment ability.
- most banks loan lower amount (probably less than 90%; most commonly 85% or 80% for Sin Citizen and PRs)
- seller's asking price higher than market value, this means buyer has got to cough up cash upfront.
