Hi Experts,
I own a 4 room HDB flat which is fully paid. I'm also a trustee of a religious property. I'm considering to buy a private property (studio or 1 bedder). What would be the ABSD? Is the religious property considered a second property?

Hi,

Religious property is not considered residential property. For a 2nd residential property, the ABSD is 17% for Singaporean.

Religious or commercial property is not considered a second property. However your HDB is considered a first property although it is fully paid off. If you purchase another private property, 17% ABSD applies as a Singaporean. ABSD can only be avoided if you sell off your HDB. My service for purchase of private property is 100% free. 1) ABSD is only applicable to residential properties in Singapore. Religious property is not under the residential property category.
2) Since you own an HDB flat, the next residential property buying will be counted as the 2nd residential property which is subject to 17% for an SC.
3) You could get a maximum loan of 75% dependent on your monthly income and commitment.
