Hi Vincent,

There is a thing known as "Tenancy At Will", which allow certain period of extension without formal TA signed.

This exist when a formal TA is not signed or other reason not to have a formal TA signed.

In your query of whether such contract valid, yes, it is valid. However, during this period, both parties can terminate this "Tenancy At Will" at any time. Therefore not favorable to landlord, and thus not encourage.
