Hi! Currently I am looking for a resale flat(Single Scheme). But my budget is quite tight and don't have much cash to pay COV. But I also understand I can only know the valuation price after I have apply for OTP, which I will have to forfeit if the COV is too high. Is there somewhere where I can know/estimate the COV price before committing to the OTP(this is another portion where I don't wish to forfeit)? Another questions for the experts here. Now the pricing of the resale flats is super high. Will there be chances that the price will go down?

Good morning,

You can consider to engage a professional to guide you along the way. Checking estimated value and past transactions will give you more confidence in getting a resale HDB without or minimal COV.

HDB pricing will cool down provided there are new supply to tame the high demand. Based on MND Desmond Lee's most recent comment, I doubt the price will go down soon unless there is further government intervention. Low supply of housing, high demand, price will increase.

Hi,

1) We are facing the same situation as you.
2) It is very difficult to estimate the exact valuation value as there are different opinions from every valuer.
3) You have to rely on the past 6 months' transactions to estimate the possible valuation. You can find this via this link:

4) Every offer is a gamble but the good thing is you can negotiate with the seller to get the best out of it.
5) The price of a resale flat will not go down at least for the next 2~3 yrs. It is becoming even so due to the delay in the BTO.
6) In the past, if we recall 2012 when the resale price of the HDB was rising. The Minister of National Development announced the number of BTO increased by 3 times; from an average of 7k to 22k.
7) But the price did not come down until MSR was introduced in 2013.
8) Thus we said this trend will continue unless the govt intervene the market by increasing number of BTO and implement a new cooling measure that addresses this.
9) Finally to share with you most of the recent transactions encountered incurred $10k~$30k is quite common.
