Hi,
Can someone gives me an advise.. I bought a property just before I migrated to Australia a year ago. Thinking it was a good idea if we return and have a place of our own since the price keep getting increase. And while we are away, I applied to sublet my property so as it can help me out on my monthly mortgage to the bank. But it was not approved as the property was still under MOP. I even wrote to the MP but still waiting for answer. It's been almost a year now and I'm quite desperate to know my chances to sublet was approve or not. And If it not, I'm thinking to sell off the property as I'm not be able to sustained for the nxt few years in payment of mortgage. My questions is,
1) what are penalty incurred to me if I need to sell the property during MOP? I'm having a bank loan for this property.
2) are there any chances for me to get it sublet out base on my situation?

Morning Camilo,

I have SC clients who have managed to get approval to rent out their units which have not fulfilled MOP, during their absence from SG due to overseas work assignment.

I believe this is your second enquiry and I have responded to your previous one. Questions are:

1) Are you SC or PR?
2) The purpose in Australia is due to employment requirement, investment and business or to get PR status in Australia?
3) How long will you be in Australia, if you even thought of coming back into SG?

Since you have not fulfilled MOP, and if you choose to sell it off, upon receiving approval from HDB, you will be liable for Seller Stamp duty and Bank penalty charges.
