HDB valuer will value your unit based on the HDB transaction prices around your area. Comparing the unit sizing, condition and level to get a possible close match. Hence it's unlikely for condo pricing to affect the valuation of your unit. The current estimate valuation should be around $410k. Selling price should range from $440k to $460k.
