Hi All,

My wife and myself looking forward to buy our first house (resale) at CCK area not more than 7 years old. Primary target is recently MOP house.

- 4 Room HDB - CCK or Woodlands
- Together we are earning $6500
- Both of us 25 and 23 years Old.

Well, even if we apply for BTO now. We will only get earliest at 2021. That is how the situation like.

We are looking for house less than 400K
We would like to use 50K grant for resale purchase and 50k existing in our Ordinary Account (OA)

and we not entitled for any other grant
- due to our pay exceeding the limit
- and both our parents not staying at CCK or Woodlands

So do you think this is a good move ?
CCK 4 room resale unit (constructed on 2012/2013) going for 390K. After deduction we will be buying for 290K. Is this the market rate now ?

Is there any other expenses I can expect from obtaining resale ? Payment for paperwork ?

Initial target is to upgrade to EC or Condo after obtaining our first hdb unit.

I do believe you are a Singapore Citizen, If you are a Singaporean, the first step you may want to do is to apply for a HLE (Home Loan Eligibility). This is to establish how much loan you can borrow from HDB.. The application is free.

Good evening Abu,

I always advise my clients to leave resale option as their last resort due to the fact that you might not even be able to breakeven (if factor in renovation cost, CPF accrued interest etc) at the end of MOP.

I do understand that your finances might be tight right now but do share more with me so I will be in a better position to advise is it possible to go for a small size EC at this moment.

Do take note you will subject to resale levy for EC purchase if you purchase a resale HDB with housing grant now.
