Just some advices to assist in your rental room hunt:
1) Strictly 'NO' visitors.
2) light cooking - restricted to cook instant noodle only, not other noodles. Boiling of water only - not vegetable and others.
3) Usage of aircon usually comes with a restricted period, commonly 8 hours at most.
The above 3 are the house rules that most if not all landlord always imposed.
If partial or some of the rules are relax above, usually comes with a price.
In order to cater to your needs, usually can only found in whole unit rental. You may consider to part share with colleagues/friends/relatives etc to get the whole unit to share the cost.
The above are the market practice and only as personal observation during my trade, and not a definite rules that all landlord follow.
Last is your price expectation is a little too far off from current market. The area that you are looking at has a much higher rental rate than your expectation, at least $100 to $200 off.
