Hi Colin,
If your MOP is 1st-Oct, you can start to see agent in month of May or even now, let him/her explain to you the whole procedure of selling your flat, show you the financial calculation of selling and buying another flat. Valuation of your flat can be done in mid July - August.

In my view, you should submit request for valuation in Sept. From the time the valuer contact till the valuation is done, its about 3 weeks, so by Oct, you can submit your resale checklist.

This way, we could probably stretch the length of your valuation report.

Hi Colin,

Engaging a property agent to market your unit is relatively simple as there are many agents out there who will be glad to assist you, however, choosing 1 that you are comfortable working with requires some time spent in talking to the selective few agents you shortlist and from then on, choose the 1 whom you feel can meet your requirements.

As fellow agents have mentioned, you will meet your MOP on 1st Oct, you will probably need to start requesting for valuation in the last week of September, where usually it will take about 2 weeks for the report to be ready. Concurrently, you can complete your resale checklist on 1st Oct and deposit the copy online with HDB, where you have a 7 days cooling period. This should coincide with the valuation report to be ready and therefore viewings can start and offers can be accepted. This should stretch the effectiveness of the valuation report.
