Hi All, I have been reading with interest most agents would encourage exclusive to an agent. Most citing focus, more exposure, ask better price etc. I have 2 questions for the experts here. One: Is the commission for granting exclusive lower than getting a pool of agents to market the condo? Two: I have heard from a friend who has experienced after granting exclusive to an agent, the agent focus on deals which have other agents fighting for. Reason being he knows my friend's deal is secure with him so no horse run. He focus on the other deals to potentially close both that deal and my friend's place. To him having exclusive is the bird in pocket already, no need to rush. Obviously my friend's place is highly sought after so no lack of interest. Any views on this?

Afternoon,

I have being in the industry for some time and I never encourage my client to sign exclusive with me. The legal terms stated in the exclusive are good for salesperson but not necessary for clients. The salesperson who have "secured" the exclusive are being naive to think the deal is locked. All clients have the right to void the exclusive, with valid reasons and notice period given to the salesperson and agency.
I, on the other hand, encourage "sole agent" marketing. This would allow the salesperson to control the pricing and yet keep my client free from the unwanted worries and hassle of an exclusive.
