Hi all, I am a foreigner (from USA) looking to purchase a private property in Singapore. I am aware that I do not have to pay ABSD due to FTA with Singapore and USA. may i know the exact cash/financial breakdown of payment I need to commit to when purchasing the property. I would appreciate some responses here to get a rough idea. I am looking at purchasing Sentosa Cove for investment or a condo in D09. Thank YOu

Hi,

Yes you are right with the FTA treatment in terms of stamp duties for residential purchase. Breakdown of purchase price as follows:

20% cash
3% stamp duties and legal fees (approx)
80% max bank loan.

For foreigners purchasing Sentosa or landed residential properties on the mainland Singapore, they are required to apply for approval with Land Dealing Approval Unit under Singapore Land Authority (SLA), who will assess your eligiblity to purchase. You need the approval before you can commit to any purchase.

However, you are eligible for all freehold/leasehold approved condominium (non-landed private residential) projects. These require no prior approval from SLA.

Dear investor,

Ivan has drawn out the estimated financial outlay required in the investments, I am definitely interested to know why are you considering investing only in Sentosa Cove or Orchard location, since rental returns are definitely at almost all time low if not lowest while the monthly mortgage commitments required for the purchase will probably be way upwards from the rental returns, which does not make sense on the investments perspective. It is definitely interesting to find out what your perspectives are since there are many Singaporeans who are investing their money into the US market like the oil boom town in North Dakota for example, and you are coming the opposite direction.
