Hi all gurus,

Late 30s couple, currently staying in punggol BTO, gonna MOP this coming aug 2018. Housing loan cleared since last year. Combined income about 10.5k/mth.

Cash savings + equity investment(mostly etf) about 200k.

CPF OA about 50-60k.

If we wanna venture into property investment, what would be the best options?

1. sell hdb and upgrade to ec/pc
2. keep hdb, buy cheap 2nd property for rental income
3. ?
4. ?

Hi,

May I know your main objectives? Is it purely for wealth building or is there a plan to upgrade the quality of lifestyle/or to be near certain schools? There aren't many upcoming new EC choices in the market, and typically they are all in the outer regions such as Punggol or Sembawang.

I have worked with similar clients who went for private property after their BTO sale, one went for new launch, the other went for private resale. They have different objectives in mind hence require different approaches. Happy to share more and explore further with your scenario.

Dear Sir/Mdm,

Based on the information that you have provided, you seems to be in a good position to upgrade! Since your earning powers are still on the rise, you may want to explore upgrading to private properties, staying in one and renting the other one out for rental income.

Punggol is getting congested due to the poor infra structure planning and the increasing numbers of new flat, so it may be a good idea to sell this current place and get another unit in a more ideal location.

Good evening Sir/ Mdm,

Perhaps we can run through a detailed financial plan (inclusive of your existing BTO) to explore what are the available options to both of you.

Recently I had assisted my associate's clients in selling their unit at Punggol Wave (even gotten approval to sell before MOP) and purchase a freehold property with good rental and potential upside. Currently they are looking at their second property as well.

A few of my clients staying in Punggol also just upgraded to private condos as well.

Reason being that there are quite a number of HDBs in Punggol. Usually prices of one cluster will peak as soon as it MOP but declines when nearby cluster MOP.

My clients had their 5rm sold below $400k when it's just 16 years old. The other sold their 5RM at record price when it just MOP so timing is crucial.

Your BTO is going to MOP next month so you got to plan fast to take action especially for the private segment as the gap is starting to widen. Usually I will help my clients to plan at least 3 months before MOP so preparation for marketing etc can be carried out in phases.

Let us discuss some of your options:

1) sell hdb and buy ec or pc

take note that EC supply is declining. We are left with Northwave and Parc life right now.

If you potentially able to get a reduced monthly mortgage for the first property, will you be keen to explore?

2)keep hdb and purchase a pc for investment

Do take note that you will be hit by the cooling measures such as:

a) ABSD 7% as Singaporean
b) Basic retirement sum of $85.5k individually if you had utilised CPF OA funds before

If I potentially can assist both of you to own two properties and save on tax savings, will you be keen?

When will you guys be available to meet up this week? Tomorrow?
