Dear owner, I have receive a fair bit of calls for the unit I am marketing in Cantonment Close from buyers and these buyers have quoted me COVs of $30k and above as their purchasing budgets, so I would like to estimate that value for units in your area should hold for at least the next 6 months therefore do not rush into the market but plan out your post sales plans accordingly. The 5room flat unit which I am marketing at the moment has a valuation of $750k. Maybe that would be an indication for your consideration? Dear owner, Yes you are right, COV for HDB flats has been tumbling since 3Q 2013. If the trend persists, valuation will most likely come down as well. Since cantonment is near the CBD area, i believe there is still a premium for the HDB flats over there. Your flat can still command a decent COV. My estimate would be $30k and above. Hi, valuation follows the past transacted prices. As COV has dropped, so do the transaction price, meanings in time to come, valuation will drop. If you thought of selling your HDB and upgrade, do it sooner when currently at certain area, there are still good COV. Comes middle of the year, things might change. Nobody knows. How much your HDB worth will also depend on the exact location of your HDB, your unit condition and also level. Do appoint a sole agent and work together with him/her to get a good price for you.
