Hi agents, what is the current demand for 4rm flats in jurong east st 21 now? I have seen flyers from direct buyer offering attractive cov. My mop is due on 1 sept. When is the best time to look for an agent?Thanks.

Demand for 4 room flat around that area is quite healthy especially when the upgrading fee have being paid. Since your MOP is on 1st Sept, you can contact me around after National Day, since I'm also staying in the same street.

Hi Mr Lau,

Have you called up these direct buyers to check on their interest? There is always a demand for resale HDB subjective to the asking price of the property. I am sure you do not wish to turn your unit into a showflat for buyers to walk in and out without any offers proper. As your MOP is nearing, perhaps you can start making plans on what is the next step you are going to do after sale and also find out about the recent transacted prices of your vicinity.

In addition, it will also serve yourself well to check out on the capabilities or network of salesperson whom you have intention to appoint to assist you in the sales process. Besides the conventional internet marketing system via EDM and newspaper which all salespersons are capable of, what other network of buyers does the salesperson has to value add to the entire sales process.

Dear Mr Eric,

I would say that COV across the island had gone down recently. Therefore, unless is at very prime area, it is quite unlikely that will fetch high COV.

You can start to look for an agent now. However, actual procedure such as valuation request, signing of checklist etc should be done ideally 2 weeks before your MOP.

Not all internet marketing is the same. We have the most advance marketing tools to give your property maximum exposure. One of the tools we have is virtual tour. But that is not all we have, and there are many other tools and strategy that give me and you an unfair advantage over the rest.

Currently there is still quite good demand in Jurong but I have to be honest with you that COV has dropped in all areas of Singapore. So in order to get a sale through, the listing of the price is very important. Of course there are some tactics in doing that.

If your MOP is fulfilled in September, then now will be a good time to meet up with the agents and appoint an agent to help you with the sale. After that, then we can start doing the administrative stuff such as the sale proceeds calculations and resale checklist, etc.

If you do not mind, maybe we could meet up for a discussion on this and I can advise you better when we meet up too. No worries as there is no obligations. I can also take the chance to calculate for you the estimated sales proceeds and at the same time discuss with you on your future accommodation plans as this might affect the timeline of the sale too.
