Hi Agents,

My spouse just got the in-principle approval for PR. I am a Singapore citizen.

Therefore would like to ask, if we are eligible to participate in Sales of Balance Flats?

I believe buying from the open market should not be an issue as both of us are working and hence be able to afford a higher loan amount from the banks. Now with regards to buying resale, is an in-principle approval for PR sufficient for bank loan?

Good morning HDB buyer,

It will be best to wait your wife obtain her SPR status before committing into Sale of Balance flats or resale and obtaining bank loan.

    just a quick question regarding the sales of balance flats.

    i was reading somewhere on HDB website that if the combined salary exceeds $6.5k then cannot apply for sales of balance flats in non-mature estates, can only buy 3-room premium in mature estates.

    i don't quite get it. please spare sometime to explain to me.

Hi, you should be able to purchase resale flat under foreign spouse scheme. Non citizen spouse will only affect the CPF housing grant. My advise is to wait till obtain PR the purchase. You can start to prepare and understand the ground work and the cost details breakdown. Please drop me an email for me to share and assist you from the preparation.

    look under the income ceiling. Since both of our income exceeds the S$5k, meaning to say we can only buy from matured estated?

Hi,

Because your previous post stated $6.5k income ceiling, thats why I wondered when does HDB has this income ceiling cap.

Yes, if your combined income exceeds $5k, you can't apply for any BTO 3RM or Sale of balance flats in non mature towns/ estates. You have to turn to other options (mature towns/ estates, 3rm premium or 4rm), Sorry for the late reply cause Propertyguru doesn't prompt us if there any reply to our post.
