Hi, a 5-room HDB in Queen's Close Blk 21, what could be the valuation and COV range ?

Afternoon,
There's currently a unit marketing with Blk 21. The valuation is $620k with asking price of $700k. It's located on the high floor.
Value and COV asking varies depending on facing, level and condition.
I managed to close 2 4 room unit in Holland, high floor, near $70k COV with 3 weeks of marketing.

The valuation of the place is around $600K to $620K depending on a lot of factors. Of course the number one step is to try to get a good valuation for the house and then we can decide on the COV. I can share with you how I will go about doing that. Most of my clients are quite happy with the valuation price that they get.
Other than the condition of the house, the outcome of the selling price will also depend on the sales tactics of the real eatate salesperson (Well that is what we are here for in the first place, right?). Establishing the right selling price is also something that we gotta work on with care. There are many things that we need to work on before the house actually goes out onto the market for sale. Maybe we can meet up for a non-obligatory discussion. We can just treat it as a chit chat session, nothing formal. Looking forward to hear from you soon!
