Valuation is about $380k to $400k for a high floor unit there.

COV is depending on the condition of your house, facing and etc, could range from $20k to $35k.

Hi Aunty Kim,

As you can see, as salesperson, we have differing estimates on valuation and COV range and these estimation is based on past transactions in the vicinity as well as the existing asking prices for units that are still selling. We do not exactly know how the condition of the past transacted units are, and even if we do, no 2 units are the same with each other, thus it will also be improper to compare prices as well.

In addition, selling properties is no longer like the older days when you show prospective buyers where the kitchen and all is located, which I believe anyone can do that, but selling features and points where it cannot be physically seen.

Thanks for posting in PropertyGuru.

The selling price will depend on the valuation and also what is a reasonable COV. We will only be able to give you some advice on the COV after physically seeing your unit. Of course with all the valution and COV in place, the ultimate selling price will also depend on the salesperson's marketing and negotiation skills.

I have transacted quite a few units in Yishun and I know Yishun quite well as nearly all my wife's relatives stays in Yishun. So i think I should be able to give you some good advice on this.
