You are quite right, the current rulings tie up HDB owners for 5 years from investing in private property, however, there is no restiction into investing into commercial properties.
However, do note that commercial properties incur GST upon purchase. A big plus point is that commercial properties regularly generate returns in excess of 6%.
On hand, I have a few commercial properties on hand, both new launch, and newly renovated with tenancy, thus if you acquire these, you are aleady enjoying free cash flows. At the same time, commercial properties are a whole different ball game from residential properties, thus it would be best for us to sit down and discuss this further over coffee.
