Hello,

I'm a foreigner looking at buying an apartment for won use.
I've found one, but it's tenanted for another 16 months, and I'd wish to move in in around 4 months.

what are my options ?

- as a future landlord, how can I break the inherited lease agreement ? what would be the penalties incurred ?

- I'd be ready to pay some reasonable compensation, is there a usual amount, guidelines ?

- is there any kind of law stipulating that I can break the lease agreement if I need to move in as an owner ?

note: I haven't seen the lease agreement, but I believe it's a "regular" one, with no specific clause.

any other idea ?

To terminate the agreement you need to see if there are explicit clause in the tenancy agreement. Some do have exit clause for e.g. 3months notice so the existing tenant can look for a place to stay.

However there are implications: The commission paid out to agents who has previous brokered the rental deal e.t.c.
