Hi Kenneth,

Pls note the new rules that came in force from 20 Feb 10 about bank financing only up to 80%. This would mean that a buyer has to make sure that (for pte resale) 1% + 4% must be in cash and the bal of 15% in either cash or cpf or both from individual or combined. (For pte uncompleted proj.), buyer is required to put aside 5% + 15% in cash being option and option exercise fee. The bal would have to be financed, cash or cpf. Do note stamp fee for transfer of 1% for 1st $180k, 2% for next $180k and 3% for bal. will be in cash and can be reimbursed from CPF if there is sufficient CPF O/A.

Based on your annual $100k basic, financing to buy a $750k pte condo does not seem to have any issue. It is better that I get my banker friend to do up a IPA before your committing to view and buy a pte (just to be sure).

Pls also note that the bank loan term would be 70-ave. age of buyers and subject to max. 30 or 35 years.
