Hello, I have recently married a Singaporean and moved to Singapore. We plan to buy property here. I am still non-citizen and in the process of getting long term visit pass then PR after that. My question is based on legalities on buying property together. I also own property overseas. How will this affect us buying property in Singapore? Is he better off the buy as single? If we buy together, do I still need to pay BSD and ABSD?

Hi,

May I know which property category are you considering? Since it will be your 1st matrimonial home in SG and your spouse is Singaporean, you should be able to qualify for ABSD remission (ie no ABSD payable). You need to apply with IRAs and I can assist with that. They will assess based on the case merits.

If you are purchasing resale HDB, you will need to dispose your overseas property. If you are purchasing private property such as condo, there is no need to dispose your overseas property.

Whether he should buy based on his sole name depends on your future plans (whether you all wish to get a 2nd for investment) and whether he's comfortable financing the property on his own. Thanks and may I understand your requirements so as to value-add to your plans further?

Good evening buyer,

If it's a joint purchase between both of you, there wont be any ABSD applicable as IRAS will treat this purchase as your matrimonial house even though you are a foreigner.

But do take note that if you guys are thinking of getting a HDB, you have to dispose off your overseas property even though you will be classified as occupier under non citizen spouse scheme.

Probably you can share more information with me so I will be in a better position to advise you further.
