Thank you for the recognition that Singapore is a good place for investment. To be frank, the lustre of real estate investment in Singapore has wane off significantly over the past years, with the various implementation of cooling measures by the authorities, but in the long run, I still believe that you will be able to benefit from this investment.

As the landscape has changed significantly for real estate in Singapore, the strategy and portfolio selection will be extremely critical. Supposed you are looking to collect your investment returns through rental, the location of property will play a huge part into rental returns, especially so when foreigners working in Singapore are decreasing, and the recent announcements made by MOM, where 1 of them is indicating to reduce the reliance of foreigners in the service sector.

This will greatly impact the potential rental returns. In addition, for all investments, we are not only looking at the entry prices but also a sound exit strategy. With so many new launches that will happen in 2019, many of these projects have claim that they are priced at a good entry price. This is where real estate can be turned into white elephants as the resale potential for some of these projects are considerably small.

I have been in the real estate business since 2009, and have witnessed the implementation of all the cooling measures over the past 10 years of dealing primarily with residential homes segment.
